How long does eviction actually take?
3–6 months for an uncontested eviction is the realistic average. We've completed cases in 8 weeks and others in 9 months depending on tenant response and court scheduling. After your initial consultation you'll have a written timeline specific to your case.
What if the tenant contests it?
Most defences fall into a small set of patterns — disputed arrears, deposit non-protection, disrepair counter-claims. We deal with each routinely. Contested cases take longer and move to a fixed contested fee, but the path is well-trodden.
What happens after we get the court order?
If the tenant doesn't leave by the date in the order we instruct County Court bailiffs or, where time-critical, transfer up to High Court enforcement. You'll be told what to expect on the eviction day itself, including locksmith arrangements.
What are your fees exactly?
From £1,495 fixed fee for an uncontested eviction. Court fees (currently £355 for issue) are charged at cost with receipts. Contested work and enforcement are quoted at fixed fees before we start. No hourly billing, ever.
Can you evict without a valid reason?
Section 21 has historically allowed no-fault possession at the end of a fixed term, provided the landlord is fully compliant. Renters' Rights legislation is changing this — we'll tell you exactly where the law stands the day you instruct us.
What if the tenant pays during the process?
It depends on the ground used. With Section 8 ground 8 (mandatory arrears), part-payment that brings arrears below the threshold can defeat the claim — we plan around this. With Section 21 the position is different. We'll advise based on your priorities.
Do I need to attend court?
No. Our advocate attends on your behalf. You'll receive a written outcome the same day. The only exception is if the judge specifically asks for landlord evidence in person, which is rare and which we'll prepare you for in advance.
